Clean Room and Lab Construction for Life Sciences and Tech

A clean room has to perform on the day it's certified and every day after that. Menlo Pacific Construction builds ISO-classified clean rooms, laboratories and technical tenant improvements for life-sciences and technology companies across the Peninsula, the South Bay and San Francisco.

Tool Installation & Decommissioning

A clean room is only useful once the tools are in. We coordinate semiconductor and lithography tool installation, including ASML systems, alongside the clean room build. That means working with your equipment vendors on rigging, floor and pedestal prep, and utilities hookup coordination so tools land in a room that is ready for them. One team owns the build and the install path from layout through handover.

We're a licensed general contractor based in Redwood City (CSLB #1146901). Our team has 25+ years of combined experience and has completed 100+ projects. We coordinate each clean room from CAD to certification, so facility managers, lab operations teams and developers have one accountable builder from start to finish.

What We Build

  • ISO-class clean rooms. Controlled environments built to the ISO 14644 cleanliness class your process needs, with the wall and ceiling systems, pressurization, filtration and finishes that class calls for.

  • Modular and stick-built clean rooms. Modular systems go in faster and can be reconfigured later. Stick-built rooms give you more freedom in layout and finishes. We help you weigh cost, schedule, flexibility and how long you plan to stay in the space.

  • Biosafety labs. BSL-1 through BSL-3 laboratories built to the containment requirements of your work.

  • GMP facilities. Clean manufacturing and production spaces built to support GMP (Good Manufacturing Practice) requirements.

  • Laboratories. Wet and dry labs, support spaces and utility infrastructure for research and production teams.

  • Tenant improvements. Converting office, R&D or warehouse space into lab and clean room space, or upgrading a space you already occupy.

Our Process

  1. Preconstruction. We review your process requirements, target ISO class, equipment list and budget early. We flag the cost, schedule and constructability issues while they're still cheap to fix, and we give you a clear, detailed bid.

  2. CAD and Revit coordination. We work from the design team's CAD and Revit models to coordinate layouts, ceiling grids, penetrations and equipment locations before anything is built.

  3. MEP and HVAC coordination. Airflow, pressure cascades, filtration, process piping and power make or break a clean room. We coordinate closely with mechanical, electrical, plumbing and controls subcontractors so the systems fit together in the field.

  4. Construction. We keep clean-build protocols, sequence the work and protect finished areas as the room comes together.

  5. Testing and certification support. We work with your third-party certifier and commissioning team on testing, punch lists and documentation, so the room is ready to certify and hand over.

Why Menlo Pacific

  • Local. We're based in Redwood City and build across the Peninsula, the South Bay and San Francisco.

  • CAD to certification. One team owns coordination from the first model review through certification support.

  • Clear communication. You get straight answers, regular updates and no surprises in the bid.

  • Commercial and technical range. We also do ground-up commercial builds and tenant improvements, so a clean room inside a larger project doesn't need a second contractor.

  • Licensed, bonded and insured. CSLB #1146901.

FAQ

What ISO classes can you build?
We've built ISO Class 5 through Class 8 clean rooms, to the ISO 14644 classification your process requires. Tell us your target class and use case, and we'll talk through what the room needs to reach it.

Should we go modular or stick-built?
It depends on schedule, budget, how often your layout may change and how long you plan to occupy the space. Modular systems often go in faster and can be moved or reconfigured. Stick-built rooms offer more design flexibility. We'll lay out the tradeoffs for your specific project.

Can you build a clean room inside our existing building?
Often, yes. Converting existing space is a common tenant improvement. Structure, ceiling height, mechanical capacity and power are the key things to check, and we assess them early in preconstruction.

Do you handle certification?
Certification is done by an independent third-party certifier. We build to the specified requirements and support the testing and certification process through handover.

How long does a clean room project take?
It depends on size, ISO class, permitting, equipment and system lead times, and whether the space is new or existing. We give you a realistic schedule during preconstruction.
